A Land Survey Plan (also called a deed plan or cadastral plan) is a specialised map of a parcel of land that determines and delineates boundary locations, building positions, and physical features. Survey plans are prepared by licensed land surveyors registered with the Institution of Surveyors of Kenya (ISK) and are issued or approved through the Survey of Kenya (SoK), which is the government body responsible for national land mapping under the Ministry of Lands and Physical Planning. The Survey Regulations (originally published 1994, amended 2024 under Legal Notices 29/2024 and 71/2024) set the fees charged by the Survey of Kenya for departmental services. Private licensed surveyor fees are set by the ISK Scale of Fees and are subject to client negotiation.
Key Requirements
For government-approved survey plans, the owner must engage a licensed surveyor (ISK-registered), provide the title deed reference number, pay applicable SoK document fees, and await approval of the survey plan by the Director of Surveys.
